Telangana Government has launched a scheme of 2BHK Housing Scheme where they will provide Double bed house to the houseless poor people of the state. ย The scheme launched on 2015 in the month of October.

The main aim of the scheme is to provide pucca house to the eligible BPL houseless families by providing 100% subsidized housings. So, under this scheme people no need to contribution anything. In rural areas, people mostly rely on the weather for their income. The 2BHK houses help them avoid getting into debt, like they used to in the past.

Telangana 2BHK Housing Scheme 2024 FRAMEWORK:

Hitherto to the old yardstick was to provide a 260 Sft house with a single room; The “Double Bedroom Housing” provides two bedrooms, hall, kitchen and two toilets covering 560 Sft plinth area. The plot area is 125 Sq yards for an independent house in rural area and worked out to 36 Sq yards of undivided land share in G++ pattern houses in urban areas. Land is thus provided free of cost apart from the cost of the dwelling unit.

This is perhaps the only State in the Country to launch such a liberal scheme for the poor. Under this scheme, the beneficiaries neither take a loan nor contribute which is a great boon for rural and urban poor families, for acquiring the dwelling unit. It is a paradigm shift from a credit and subsidy based scheme to a “fully subsidized scheme” which create a sound economic asset with an hygienic living environment for the beneficiary, there by contributing enormously to the socio-economic growth of the individual and as well as the community.

The Housing Department through District Collectors / GHMC has currently taken up construction of 2.80 lakh houses in the State.

Telangana 2BHK Housing Scheme Benefits

  • The “Double Bedroom Housing” scheme covers a total area of 560 square feet.
  • It includes one Master Bedroom (90 sq. ft), one Normal Bedroom (81 sq. ft), one Living Room (140 sq. ft), one Kitchen (36 sq. ft), one Toilet (22 sq. ft), one Toilet (18 sq. ft), Stair Case (82 sq. ft), Wash Area (20 sq. ft), and Wall Area (71 sq. ft).
  • For an independent house in rural areas, the plot area is 125 square yards.
  • In urban areas with G++ pattern houses, the plot area works out to 36 square yards of undivided land share.
  • The land is provided free of cost, excluding the cost of the dwelling unit.
  • There is no beneficiary contribution required for this scheme.

Who can apply for the Telangana 2BHK Housing Scheme:

Applicant should be below poverty line category.

Reservation of the scheme via category

Rural:  SC/ST: 50%, Minorities: 7% and balance 43% for others.   

Urban: SC: 17%, ST: 6%, Minorities: 12% and balance 65% for others.

Government initiatives

  • Cement will be provided at a fixed rate of Rs. 230 per bag for the next three years, until October 2019.
  • Basic cost and seigniorage on sand will exempt.
  • The Earnest Money Deposit (EMD) amount required from contractors will reduce from 2.5% to 1%.
  • Fee for Site Development (FSD) is reduced from 7.5% to 2%.
  • If there’s no response to the first call for tenders, the bid capacity of the contractor for the second call is limited to 25% of the Estimated Contract Value (ECV).
  • Private builders can register with the relevant authority based on their turnover certificate.
  • Toilets under the Swachh Bharat initiative can be arranged at the district level.
  • Fly ash will be provided free of cost for distances up to 100 kilometers. And transportation costs will be subsidized by 50% for distances between 100 to 300 kilometers.
  • The period for which the government liable for defects reduced from 2 years to 1 year.
  • Price adjustments for steel allowed for ongoing 2BHK construction projects.

How to apply for the post:

The beneficiaries selected by the District level committee

  • The villages for coverage of 2BHK will select by the District level committee as per the GO Ms. No.10, Housing (RH&C.A1) Dept, dt.15.10.2015 and selection of beneficiaries as per GO Ms No 12 Housing (RH&C.A1) Dept, dt.26.11.2015.
  • The applications called for 2BHK from eligible beneficiaries as per the schedule given by the District Collectors. And same will collected during Gram Sabha by the designated officer.
  • The preliminary scrutiny will done at Gram Sabha to arrive at actual eligible and prepare a list accordingly and forwarded to Tahsildar of that mandal for thorough verification of beneficiaries.
  • The Tahsildar after thorough verification and vetting list of applicants, will submit the eligible final list of applicants to the District Collector.
  • As per the schedule given by the District Collector, the list verified by the Tahsildar will again place in the Gram Sabhas for its final approval.
  • The list finalized by Gram Sabha will approve by the District Collector and will be made available to public.

In case of any complaints, they will get enquired by the District Level Officer. And also nominated by the District Collector and findings will place before the Appellate Committee. The orders passed by the Committee will be treated as final.
